Here is the September 2 P&Z meeting notice and the P&Z reply form (also referred to as the Objection Form). At the P&Z meeting on September 2nd, the staff noted that they had received 280 responses "and counting" (only 3 supported the change request). Reasons to object to Zoning Request
Summary of the P&Z Documents.
Because 53 pages of documents is too much for many readers to get through, we have condensed the information into two documents. The first is a 1 1/2 page summary of the staff recommendations to the P&Z commission and the second is the actual 8 pages of staff discussion and recommendations.

The document from the planning and Zoning staff is long but if you study it, you can fully understand the request and the concerns of the P&Z staff.

There is a related zoning request involving 8 acres at the Southwest corner of Spring Creek Parkway and Parkwood Blvd. This is a Special Use Permit for a 20 story condo tower. Although P&Z approved this at the September 2nd meeting, at the September 22nd City Council meeting, approval was rejected and sent back to P&Z because there is an actual zoning amendment that must be approved in the developer's plan. While this is viewed as a technical amendment, we will evaluate the matter and provide more details once the case is filed.

I wasn't sure if the Reply Form is the request to rezone from residential to commercial ??!!!

We are against this request. I agree the form is confusing because it is discussing zoning changes to 6 different tracts at once. The tracts include one tract that is currently zoned for multi-family and would allow 341 units and the other 5 tracts are currently zoned for retail and low rise office space. The requested change would allow Urban Mixed Use (UMU) high rise development in all 6 tracts. This would allow 30 story buildings on some parts and would allow urban style apartments (very high concentration like Austin Ranch) in the whole area from the Tollway to the intersection of Windhaven and Spring Creek Parkway (4890 apartments plus high rise office buildings).(that is a mile long). So while the form says it is to change from existing office and apartment zoning to UMU, it is changing the zoning to allow the number of apartments to increase from 341 to over 4800, together with highly dense office & retail buildings without required setbacks from the road and without required green space.
